NOTICE: REVISIONS TO FLOOD MAPS

The Federal Emergency Management Agency (FEMA) has updated the Flood Insurance Rate Maps (FIRM) for all the communities in New Haven County , which will become effective on December 17, 2010.  The Flood Maps have been updated to a digital format, and now include an aerial photograph in the background, allowing users to identify roads, driveways, etc., which will improve the ability of users to make a determination regarding whether or not a particular structure or property is in or out of a flood zone.  These maps continue to utilize the existing flood study hydraulic results for location of the flood zones.  The mapping consultants have also looked at updated contours in finalizing the new maps, to better reflect actual conditions.  The net result is that minimal change results from these updates, although there may be some properties which were previously required to obtain flood insurance, that may no longer be required to carry flood insurance, and conversely, some properties which had not been required to obtain flood insurance, may now be required to purchase flood insurance.

The current flood maps are available on line on FEMA’s website for ease of access.  The new maps will be available after the December 17,  2010 effective date.

Paper copies of the current and revised flood maps are available for review in the Engineering Office in Town Hall, Monday through Friday, 8:30 a.m. through 4:30 p.m..

It should be noted that properties that are currently not located within the designated flood hazard zones have the ability to acquire flood insurance based upon the current designation, and become “grandfathered” at this lower rate if the new flood map places them into a flood hazard zone.  This could result in substantial future savings for homeowners.

See www.floodsmart.gov/floodsmart/pages/flooding_flood_risks/grandfathering.jsp for more information.
